Trouble tenants

Hello bigger pockets peeps. You always give great advice. I have a rental property rent is alway due by the fifth of each month. The Tenent gave me parcel payment on the fourth with a promise to pay the rest by the 10th. I sent a reminder text on the 9th. But no calm or communication from them on the tenth. So today when we served a three day pay or quit. I see that they have the huge pitbull that we made them get rit of months ago for insurance reasons. They call rite away and say they will pay. But they are still in violation of lease with there dog. I Am a knew landlord. Plis help!
