commercial tenant problem

hi bp'ers:

My dad's got a major problem.

His commecial property's tenant's lease has expired at the end of April 08 but they have not moved out. what to do short of lawsuit, as we heard that it would drag things on for a few months. BTW my dad has found buyer for the property and is just waiting for the tenant to move out and close the sale. Any advise is greatly appreciated.
