Data Providers exclusive deals

Hi,

We are in the process of starting our first apartment complex(10 units) and have the following question.

Is it a good deal to sign an exclusive deal with a cable company to provide their services to the prospective tenants?

Some background, There is an easement that has been vacated by the electric company, but before they remove their poles, they asked that we contact TWC to remove their cable attached to the poles, Once we did, they offered to do the removal for ~ 7800.00 as long as we give them exclusive rights to service our apartments. Should we consider it? should we contact another provider to see what they offer? This is in Texas and, from reading the internet, exclusive rights seem to be legal here.
