NNN lease, Holy Grail of cash flow?

I have a family member who owns property in a north jersey location, the property currently has a 99 year NNN lease arrangement to be restructured every 5 years. The tenant is a prominent bank that very rarely rents property. There are offers to buy from other investors almost every week. Should she ever sell or is this the definition of passive cash flow forever?

Im guessing cash flow is pretty good?  I say don't sell. Ever.
