Waiver/Security Deposit Refund Receipt

Hi,

My tenant just moved out after doing some minor damage in the property and I am going to refund her security deposit. Of course I will take couple of hundred dollars for the damage which she agreed to. However, I was wondering if someone has a template or something that I need to get her signed. Especially, something that specifies that everything is all set on both the side and both the parties waive their rights for possible legal actions...???? Usually, I don't do this but this is a 'different type' of tenant.
