tenant smoking issues

ive had some issues with a tenant smoking in one of my rental houses.   Ive been soft on them because this happens to be my gfs house and ive basically hidden the issue from her so she doesnt flip a gasket, (i told her to move out it would be cool and id handle her house).   Ive threatened to start eviction if it continues and have even smellwd some marijuana smoke which is a big deal not being from those few treehugger states.  Jk but ive heard something about if your house has drugs or maybe its just if there was a drugdealer in it, there are severe consequences to the landlord.  Anybody know anything about this?

The no smoking clause is great. Although, I would not use to evict as much as use the deposit for the clean up when they bail. College student tenants will do almost anything regardless of what the lease states. It is just part of the game. We have not had a President of the United States for 23 years now who did not smoke weed and cigs in college...and yes some did even inhale. It is ok to be realistic and realize the eviction most likely will cost more money business wise. Perhaps these guys below could be your next renters.

IM going to be back there in a few days (trying to finish a flip atm) and I'll fine them first if i notice it and bring a quote for smoke remediation to.show them what happens next time.   I hate going there often 1 it wastes my time and 2 i like to give my tenants privacy but i feel like in this case i want them to.think im be in there grills and they wont get away with anything in regards to smoking.
