What if I find you an Investor for your project?

Should I charge an associate that I met at a REIA meeting for finding him an investor for his rehab deal? The investor may loan up to 80k for improvements.

If so, How much?  Or should I ask to just include me in all the project work so that I can see the process first hand and not charge but build a better relationship with him in case of future work?
