Rental neighborhood vs Owner Occupant neighborhood

I've witnessed investors make their decision on purchasing a property based on it being an area considered to be a rental neighborhood, or a owner occupant's neighborhood.

I haven't quite yet grasped what difference does it have on an investor's profit if the home is either of the two options.

There is alot more pride of ownership in owner neighborhoods. Think of it this way, the more skin in the game the more one cares. Therefore alot of investors want to invest where people own their home and upkeep it. They look nicer and people put alot more pride of ownership!
