Specifiying Floors in Lease?

I am looking to put some language in my lease that protects me against floor and window damage.  How do you handle it?

Currently I have:

Floors/Windows: Tenant is responsible for all floors and windows.  Any damage above normal wear and tear will be at the expense of Tenant.
