anyone require renters to do automatic rent withdrawals? or discount for doing so?

about to put my SFR up for rent in a couple weeks. I want to either require my renters to do direct deposits, or inflate the rental price and say there is a $30 or $40/month reduction in rent if paid via automatic withdrawal. anyone do this? thoughts?
