Oregon / Washington Fireplace Clause For Your Rental?

I am getting my home ready to rent and I am not sure how to address the fireplaces.  One is in the basement and the other on the main floor.  I have never used them and have had them cleaned.  I want to put a clause in the lease to use the fireplace at your own risk.  How do you address the fireplace/chimney cleaning issues with a rental?  What verbiage do you use?  Thank you for your time.
