Hi all,  So I rented to a boyfriend/girlfriend and they are both on the lease. They broke up and we have identified a new tenant to take over the lease. 

The ex-couple is fighting and they both think that they are entitled to 100% of the LRM and security deposit. Who does the landlord write the check out to and send it to? Do you put both tenants on the check?

be careful and follow your states legal requirements.   It they don't receive the deposit within a required timeframe they can sue you for damages.  I would make the check payable to both parties using AND between their names and certify send it to the address on you rental agreement for service.
