Quick Way to sell land and find customer

I've had some land i've been trying to sell for over a year now :violin: :crying: . I'm desperately trying to sell it. I don't know whats the best effective way to go about selling it quick. I don't have that much money. I've gotton some interested parties over the year but haven't been close to closing on it. The land is located in a pretty remote place. Its about 40min from the nearest major city. There is no running, sewer, utilities, etc.. on it.. I don't know how to go about attracting the customers that would be interested in such a property to take it off my hands or if there is any customers out there. I still owe some money on it still paying on it.. so naturally i want to sell it a price where i can atleast get my money back that i've paid on it.... Any help would be greatly appreciated.. :groovy:
