Liability clause for alarm systems

My property will include an alarm system and monitoring with the rent.  I would like to add language to my lease agreement that has the following points:

  • tenant is responsible for the proper use of the system
  • landlord is not liable for break-ins, due to system malfunction
  • tenant is responsible for any false alarm fees

Any tips on where to find an example of this type of language? Any other points I should include?
