Reimburse tenant for major inconvenience?
I have a major plumbing issue at a SFR rental that involves a complicated solution. Don't want to get into details but it requires coordinated activities with three separate trades, and bottom line is my tenant is not going to be able to use the kitchen sink and dishwasher for a period of time. Today is day 1. I am estimating perhaps I can get everything put back together Monday the best scenerio and Thursday the worst scenerio.
Everything else works, bathrooms, washing machines no issues. Just the kitchen drain is "disabled".
They notified me of the problem yesterday, I investigated today and have formulated a solution. So they will not have any use of the kitchen sink / dishwasher for 4-7 days total so practically not able to cook.
Is this something you would reimburse your tenants for the inconvenience it caused? No they have not asked, I am just wondering.
Do you knock some $ off next month's rent?
or something else?
Of course, this assumes they didn't contribute to the problem.

Not being able to use the kitchen sink/dishwasher for 5 days is within reason in my book. They have power, they have heat and cooling. They have water. They have a cooking source and they have refrigeration. IMO, the bigger inconvenience is having people in and out of their house. But you will be sure to communicate and give advance notice for everything, and accommodate their schedule as much as possible. I'd probably give them a gift card or certificate for their patience, cooperation and understanding. I'd not offer any rent reduction.
