Lease Profitability

So I have just finished the book "Landlording on Autopilot" and will be closing on my first property shortly.  The book brought up some questions in my mind.

1. As an experienced landlord, what are you implementing on your leases that has increased your profitability and would encourage all landlords to do?  

2. How are you legally invoicing your customers? Ex: lost keys charge

3. How do you delegate the responsibilities of the tenant and owner legally (maintenance wise)?

4. I plan to use ezandlordforums.com, is there a way to add custom clauses?  Are their any options on the lease that you feel are mandatory?

I believe that being able to streamline this process from the beginning will increase profitability and allow me to grow faster.   I hope to pick up a few tips from the pros, any thoughts would be appreciated!
