late fees and upkeep letter
does anyone have a Form for late fees. I have a new tenant who is late the first month and I want to kill this now. Also the yard is easescaped and grass is growing through it. Any suggestions for enforcement of yard upkeep? Thanks in advance

What day late are you? While I a very "strict" landlord I am also a big believer in honey before conger. So personally I follow up on the morning of the 6th with a txt (how I communicated witht my tenants) stating they are late with their rent! Everytime a friendly but firm follow up has fixed any problems while keeping everyone's feelings happy :)
