cash flow and mtg

How far would you drag out a mtg to increase your cash flow. I'm getting a mtg right now for a rental and the mtg company put it over 40 years. I wouldn't have dreamed of putting a mtg on a rental for that long, but it would increase the cashflow. I think the difference between 25 years and 40 years is $100. I'm going with the 25 years, but is there somthing I'm missing by doing this.
