#1 secret to screening tenants

So, one skill I've developed over the years is finding tenants.  People pay me to locate tenants for their houses.  Not only do I perform the standard background and other checks.  Id' have to say my best tactic to finding out if I've got a great applicant is to do a pop up home visit.  If they have a major problem with me coming by for a visit, of if they can't reschedule for a later time, I pass on that application. It's worked wonders for me.   What tips can you give us for screening tenants BP????
