Hello all:

I am currently looking for my second investment property for my buy and hold strategy. I have been only looking for about two weeks, and the homes that have been popping up on the MLS are 3/2 and 4/2. I am unsure of how the rental market varies between these two types of properties.

The first house, a 3/2 I believe is the most ideal product to rent out and it's the most desirable for a family. My confusion is how big of a difference will it be with me listing a 3/2 compared to a 4/2? I know that a 3/2 is more desirable, but how hard would it be to get a renter into a 4/2 if it's marketed right at a good price? 

I know that it isn't that hard to create a 3/2 out of a 4/2; is this worth the time and effort along with the money to change the layout of a rental for a better marketing strategy? That's if it will make it that much more of an advantage for the marketing aspect. Let me know what you think!
