Sample tenant...
OK, Ive got a house in a 55+ area that Im going to rent out. It was a rehab, but the market completely fell, so here we are.
Ive got one call from a lady (sounds like a smoker, but maybe used to be) who is interested. She tells me that it will be her (55+) and one son who is 'disabled' to some extent. It sounded like he is on work disability, but I am not sure. So I intend to meet them in a few days. Im aware that Ill have to be careful with this issue...
Since the house is pretty much new inside, I am going to ask for a larger sec. deposit...(1,500). Is it better to ask for first months, last months and a slightly smaller sec deposit, or just first months rent and a larger sec deposit? I remember reading something about not being able to ask for first, last and deposit anymore, but I couldnt find anything on it..
Im in Ca, BTW.
