Insurance - costs/coverage in San Francisco

Hello BP,

I have several multi family properties in SF (2-4 units size), all were purchased as primary residences when the insurance policies were taken out.

Like most folks here I'm looking to reduce costs. I'm paying $500-750 per unit per yr on units where the replacement costs for the structure are +/-200k/unit.

All my policies are w/ Farmers but their rates have gone up 20% in the last yr.

1. If anyone has shopped around for rates lately, who has been the most competitive?

2. Do any seasoned investors have any coverage recommendations that would be pertinent to a) rentals orb2) building that are both owner occupied & rentals.
