30 day notice

The lease has expired in 04/14 and is now on month to month. My tenant gave a 30 day notice. I started marketing the property and now she wants to stay. She is moving out of state for her job but her employer cannot tell her when. My concern is that she will give her 30 day notice and move out in December and I will have trouble leasing the property in in DEC-Jan. What would you guys do?

Increase rent while on month to month?

Make her move out at the end of the month?

I don't foresee any problem getting the property leased.
