Ron,

I am in the same boat. I have thought about a personal assistant. I stopped doing all repairs in 2014. I am looking for a local bookkeeper or Cpa. I hired a pool cleaner for my pool at primary residence. I found someone to do all my leasing when a property goes vacant. My mentality was if you want something done right you have to do it yourself. That thinking will get you bogged down and stressed out. Find good people and trust them, if they don't work find someone else. I know the extra expense comes off your bottom line but I realized something this tax season. I would rather hire someone, make less money, and make my life easier than pay it in taxes. I'm struggling right now, I am looking for systems to help me grow. I found a handyman that will do property inspections and make repairs. i

I do need help with administrative duties and paperwork. I am realtor and I'm flipping a house and building a cabin. I have 9 properties.

Does anyone else have any ideas?

Thanks Amy for all your input! The only thing about wave is that it's all online. My accountant wants me to use QuickBooks. Currently I am just using excel.

All are great ideas!

@Robert Leonard

I thought about package deals as a way to acquire rentals much faster than just one by one.

Has anyone bought a package deal of single family houses? How did you go about finding the deal? I don't see very many on mls.

Thanks!

I use them also on a few properties. I have never filed a claim. I would like to hear from more BP members that have had claim experience with them.

@Stan Butler

Can you refer the insurance company you use? I am looking to move all my policies to one carrier/policy.

Thanks!

@terry and steve,
Did you guys ever decide to make the LLC? My guess is most land landlords do not get sued? Not one person chimed in and said they were involved in a law suit as a landlord.
