How much cash on hand needed to safely buy property?

Hey all,

Im 20 years old, have co signed 2 condos and now have around 760 credit score. I want to buy either a small house or a condo to rent out. I have $20k money saved up, but am a full time student. Should i get a mortgage and buy a rental property?
