cash for keys
There is a house that I want to buy here in Tennessee. I would be getting it from an owner that has some tenants in the place right now. I dont think he wants to deal with them, so I am thinking of negotiating a lower price with him so I can offer a cash for keys scenario with the current tenants. I would like to know if anyone is a aware of a contract or method that I can use that will create a contingency where they will have to vacate the property in the current condition , not having incurred any further damages, in order to receive the cash for keys. Thanks
