Advice for buying rentals on the South Side of San Antonio????

I am looking to start my own portfolio of rental properties on the South Side of San Antonio and around downtown. I have access to more properties down here than I can wholesale at one time so I want to start renting them out myself. I know the margins are good and I can pick them up cheap but I want to know if there is anything in particular any investors wish they would have known before they began renting down there. Really bad pockets? really good pockets? Property management companies. Any info will help. Thanks!!!
