How to Sublet

What is the best way to add in a sublet tenant for my property? I have a single family house close to the local college. We have five tenants one in each room. New tenants are moving in this summer. One is wanting to have a friend sublet his room because he won’t be in town. What is the best way to handle this? Going to do a background check etc and have the money come straight to me but how should I write the contract. Thanks
