Foundation Repair cost

Hello,

I own a rental property in Grandview Missouri since 2018. All has been going well until recently. Just got an email about possible foundation issue. I have never dealt with this before and quote is pretty extensive, $22,000!!!!  ( don't have that kid of reserve :(  ) Just got an email stating that back wall is pushed in, pulling bolts out of the joists and not supporting the back wall. The back wall needs exterior excavation to be able to push it back out. They need to seal all the cracks and replace some beams to hold it up through settling.. They said tenants can stay in the house but need to get most items out of the basement.   They also said grading will need to be addressed every year for 3 years until finished settling...     I'm so overwhelmed!!!   I'm going to try to get more bids but this sounds serious :(    Anyone in that area that might know a foundation repair company that I can get another quote????   Thank you

I would get an engineers report. Bob Quick is great. I have had clients use Falcon foundation in the past but get the engineer report first then get bids based on that. From your photos you might need anchoring but again the engineer will recommend what's needed
