Tenant threatened to move out

So I just bought my first property (4 unit multi family). One of the existing tenants (On a M2M) asked me about the new rental rates I’m planning, and when I told her of the increase she immediately said she would be moving out. (This is a blessing IMO.)

So I said I understood her decision and would contact her with further instructions.

I sent her a move out letter via email the following day with a couple of options for a timeline, info for scheduling a final walk through, etc… now she is ghosting me. I’ve followed up with 2 text reminders and one email reminder over the next week, no answer.

WWYD in this situation? I’m afraid she’s going to turn into a squatter
