I finally was able to speak to her - she confirmed she's planning to be out by the end of the month. Appreciate all the great advice here.
I've sent her a move-out letter and checklist, confirmed with her (in writing) that she's good with an initial walk-through today and a final walk-through on the 31st.

Great advice; with that said, the notice I gave her did allow for a 30 day period before a new lease would potentially take affect with a price increase. I told her that for the first few days in January, leading up to the 30 day mark, she would be prorated at her old rent rate, and the new amount would start at that time, also prorated till the end of the month.

Post a notice on her door and take a picture of it for evidence. Be sure to include instructions for turning in keys, notifying you that she's out, etc. I also recommend explaining what the penalty will be if she's not out as scheduled. Wait until the move-out date and confirm she's gone, then handle turnover like normal. If she's still there, institute your holdover policy.
I like this too - it's very definitive which matches my work ethic. I suppose my question on this is: Is her simple statement (which came in a text, btw) to me of "I'm moving out," enough for me to take this kind of action?
couple of bullet points to bring up:
* she's on M2M
* I told her on 12/7 of the new rent which would apply to a new Jan. 1 effective lease, this is when I got the "I'm moving out" message
* Sent her the move-out letter on 12/11, with options for her to either be moved out by 12/31 (she's fully paid up for month of December) or by 1/11 (30 days from date of notice) and pay a pro-rated rent based on her CURRENT rent amount. her choice, either is fine with me.
With all that said, I'd love to do as you mentioned and post a notice on her door.

Thanks for the replies - going to try a different number first, then I'll be at my property this afternoon to work on my empty unit so I can try knocking on the door myself.
locally we have a 5 day notice for non-payment as well, I'm definitely trying to stay ahead of the curve on my local regulations, great call-out!. ;)

So I just bought my first property (4 unit multi family). One of the existing tenants (On a M2M) asked me about the new rental rates I’m planning, and when I told her of the increase she immediately said she would be moving out. (This is a blessing IMO.)
So I said I understood her decision and would contact her with further instructions.
I sent her a move out letter via email the following day with a couple of options for a timeline, info for scheduling a final walk through, etc… now she is ghosting me. I’ve followed up with 2 text reminders and one email reminder over the next week, no answer.
WWYD in this situation? I’m afraid she’s going to turn into a squatter
