Tenant Screening and background check issues

Hello, looking for some advice as a new property manager. I recently bought a duplex and I am in the process of finding a tenant for one of the units. Had a few showing the other day and I fond what I thought was a great match but I have some concerns. The prospect completed an application and checks the credit and income boxes but does have a mark on the criminal record. Looks like a disorderly conduct issue within the past year. This is the only mark. I have read mixed reviews as to what I can ask the prospect; if you have any advice it would be greatly appreciated!

    @Kevin McCrossin all good advice so far!

    Will just add to make sure to investigate how recently as it could be a sign they are going "downhill".

    So, you may want to check with current landlord regarding why they are moving and how good of a tenant they have been. If the applicant was arrested, did that lead to any rent payment issues? Were they arrested on the rental property? Fighting with the neighbors or landlord?

    In general, make sure you ALWAYS verify stable employment AND income.
