House to keep student houses clean?

Hello, I manage a couple student houses. These houses are rent by the room houses I am having a very hard time getting the students to clean after themselves. The house gets a deep clean from a cleaning company once a month but this just does not keep up.  the kitchen,fridge and bathrooms are disgusting and it is damaging the properties. Any ideas how I can help these houses run smooth?
