Swing set: Liability?

The house I am about to purchase for buy and hold has a kids swing set in the backyard. Backyard is fenced.

Is this a liability? Should I go ahead and get rid of it, or is this something that may be attractive to tenants with kids?

It is both an attraction to people with kids and a liability.

Check with your possible insurers and see how an accident relating to the swing set would be covered. I doubt it will cost you much more per month, but you REALLY don't want to be left holding the medical bills because you didn't properly disclose the swing set's existence when you were first insured.

How is the condition of the swing set? It might be worth getting rid of just because it would be one more thing you'd have to take care of.

If you Craigslist the whole set, it will probably only take a few hours before someone agrees to take it off your hands for free. My buddy just got rid of his in about 40 minutes. He had 30-something calls in under 6 hours before taking down his CL post.
