Property Management Agreement

I posted a little earlier that we are expanding our Property Management division and trying to scale it.  Does anybody have a good homeowner property management agreement they use?  We have one the State of Florida Real Estate Commission supplies but that is very long and cumbersome. I would like one that is easy and to the point.  Let me know and thank you!
