Strategies for Collections after Eviction

I am wondering if anyone has tips they can share for how to collect from a tenant after eviction. Tenants are eager to get an eviction off their record and landlords are allowed to agree to having an eviction recategorized as settled. ANyone here ever use their desire for a clean slate to get money? A settlement? Any other ideas for how to make out with the most money after an eviction or pursue tennats for past debt. 

Losing income during eviction is clearly the biggest obstacle to returns in this business for me. So I am looking to get educated on how to defend against it.
