Build vs Buy Duplex or Quadplex

Does anyone have firsthand experience of building a duplex or quadplex vs purchasing existing. Many of the buildings for sale in my area of Maryland (Washington County) are old and have deferred maintenance issues. I have been thinking it would be easier to build something than try and purchase existing property that needs repairs/updates. If anyone has done this, could you share some of your experiences?
