Hi all! My wife and I are about to close on our 2nd property and listed our first property for rent. We received a message on Zillow asking us if we are interested in doing a corporate lease and we said yes. We then received an email from someone with Kapital Consulting to connect us with their client who owns Homelyte, LLC.

The Homelyte LLC owner and I have talked over the phone and through text messages several times. They have also completed a background screening which showed me their credit score, eviction data and criminal history. I had them send me their personal paystubs and drivers license. I also requested their LLC's EIN so they sent me their IRS EIN/letter. Everything came back clean, my only worry was 'Fraud Indicators' that showed up on their background check and I called Transunion about it and they said those are common but not much to worry about and the tenant is fit to rent, but I make the final decision. See bottom of post for fraud indicators. But I also can't find a whole lot of info on them either.

Their intent is to rent it furnished from us and they will rent it to others as a MTR. They work with insurance companies to help house people who need immediate housing due to a fire, roof damage, etc. They also live in CA and my rental is in NC, but once everything is set they said they would fly out here on the first day of the lease to see what additional things they need to buy to make sure the some is ready for their potential tenants. I am ready to get a lease created with an addendum for corporate lease with required insurance, but I am curious to hear your thoughts on this and if you have had this type of experience before. Also, have you ever done a corporate lease, how did that go? Thank you all in advance!
