Late Rent / Non-renewal
I have a tenant whose lease is up 2/29/24. There are two tenants on the lease but one has moved out a few months ago. They still pay half their rent. The person who currently occupies the property has been late but has paid the late fees every month, except for December. I'm still missing half for Dec (including late fee) and half for Jan (including late fee). I sent a Demand to Pay notice at the end of December and she said it would get paid and was "having issues with her bank." It's still not paid.
I was thinking of reaching out and coming up with a payment plan but my fiancé says I'm being "too nice." This is my first rental so I'm not sure if I am being "too nice" or if I should just send the Pay or Quit notice along with the non-renewal.
