proof of rental payment - address conflict

Hello, 
A prospective tenant rented for four years from a landlord but the landlord does not report the rental payment to the credit bureaus.  The landlord says this was a great tenant and was sorry they were leaving.  The prospective tenant meets all of the criteria with the exception of some late payments on a few bills a couple of years ago and a collection from cellular provider.  

Is ok for me to ask the prospective tenant to provide a printout of rental payments from their financial institution?  

The other issue is the address on their paycheck is not the same as where they are renting.  The address on the paycheck is listed as an associated address in the background check.  I have a feeling it is a relative's address.  The prospective tenant gets automated paychecks to their bank, at some point they'd have to get mail from the employer for whatever info.  The employer is a huge online retailer.
