Applicant with Criminal Record

I have a 4 plex I am working to fill and have an applicant with a criminal history. The applicant has good credit, money to pay rent with no issues, a good job, and good reference from last landlord.  Issue is was convicted of a non violent crime and spent last 8 months in jail scheduled to be released in a month.  He is working while in jail and be continuing employment with current employer.  Family has a POA and is working to find him a place to live when is done serving his sentence.  They have been completely honest with exactly what he did.  Other than this one issue he  had no other problems in his life of 40 plus years. I am feeling it is worth risk to letting him rent unit as what he did was not a violent crime nor crime against another person.  Is there any issues I am no thinking about for considering this person as a tenant?  Thanks in advance for any advice you can give.
