Which management software is best under 10 properties?

Hello to all, This is my first post and happy to be part of the community. 

can some one suggest me which software is good to collect rent, accounting and managing so I don't have to go visit for every maintenance work.

RentEngine for leasing, Baselane for payments/expense tracking. And then just a great local handyman for the occasional issue (you don't need maintenance software or a PMS for a small portfolio)
