Can I ask a tenant to be obligated to do all the repairs for broken appliances?

Is it possible to change the lease contract and request the tenant to cover all the repairs of appliances? Refrigerator, stove, dryer, washing machine? If not, what are the insurance options that you have for covering repair for normal wear/use? Also, can you please provide any wording I can use in the lease agreement?  thanks

Normal wear / use of almost everything in the rental is covered by rent and not something you can charge-back for.

Damages from misuse can be charged back and the language is already included in most well-written leases.
