How do you fill out the reply to special defense?

I just want to make it clear that I am not in the middle of an eviction case I am just a future landlord trying to research all the ins and outs of eviction before I take on a rental property/tenants

To elaborate on my question I am wondering how you guys write your response letter to the tenant's special defense plead, such as what you include/write when answering this plead
