Nonpayng tenant waiting for a court date - looking to expedite

Yuval Tsur

Hi I have a rental in a low income area in Rochester NY, where the tenant stopped paying three months ago.

14 letter has already been served and deadline passed, now waiting for a court date. I assume we're talking 2-5 months till the hearing, then maybe 1-1.5 months till final eviction. Overall about 6 months of rent loss from now where I still pay their utilities.

Someone suggested I offer the tenant 1-2 months rent in exchange for her to vacate till the end of the month.

How would you suggest to handle the money transfer technically?

Tenant is not answering calls/ emails and not in good terms with the managing company. No way I'll hand over cash in advance either.

Another question - do you know of any ways to expedite getting a hearing date?

Happy to hear your thoughts

Thanks
