Tenant refusing to let workmen in to do repair

Hey BP! 

I’m not familiar with NJ landlord tenant laws. My dad has his rental property in jersey city and tenants are refusing to let the work man come in and do the necessary work. What’s the protocol for this ? Also I told him he has all right to enter the apartment, yet how much notice does he need to give the tenant before entering. Or can he just enter ?

We operate in NJ. @Nathan Gesner is right.  We give at least 24 hour notice. If it were us, this is what we would communicate:

"Resident:

We need to access your apartment to provide necessary maintenance. We will be there tomorrow at 10:00 am and will enter with our service provider to perform the repairs. You may be present, but you don't have to be. Thank you."

We know our residents and would do this without hesitation.
