Can someone point me to the best resource for a Utah Lease?

I'm renting out my first property and may have found some great tenants using the great advise here on Bigger Pockets. I'd like to be prepared with a lease for them to sign. 

Is there a resource that Utah landlords on the forum use for their leases? The property is a SFH.

You have 2 inexpensive options: 

Right here on BP, they offer leases for every state for $99.  I haven't looked at the Utah lease, so can't really comment on it.  https://store.biggerpockets.co...

The lease that most property management companies start with comes from th Rental Housing Association of Utah (formerly or alternatively the Utah Apartment Association) https://www.rhautah.org/about-...

They are the ones who help write Utah's landlord/tenant laws. So they tend to have among the best leases in the state for residential rentals.  They also provide lots of other resources.  I think membership costs $150/year.
