Buy A Rental Business Or It's Property?

First I'd like to clarify this might be a very ignorant question so go easy on me. 

We got a lead about a business owner looking to sell out. I asked my partner @Clay Reddick which would be better, to buy the property or the business? Neither of us knew the answer so I figured I'd ask for the sage wisdom of BP

My thinking was that by buying this business we could inherit the loans which will likely have better rates than we can get right now. 

Obviously I'm not sure of the negatives associated with this idea.
