Rentec or Buildium or ? ...Property Management Software

Hi, before I posted this I searched on property management software and I see that these services change frequently...so here is my question.

Which software?

Here are my Needs...

1. Keep track of leases, expenses, payments, rents, etc.

2. Reporting - needs to have the ability to create reports for two owners

3. Ease of use - plan on getting family (kids) involved in record keeping

4. Ability to accept tenant payment and send tenant reminders

5. Affordability and expandability - I only have 6 units (trying to avoid excessive fees and add-on costs)

7. Tenant screening and applications

8. Remote data entry

I'm looking at Rentec and Buildium. I've seen posts on others, but think the cost and my size make some of those cost prohibitive.

You should take a look at TrueRent.com. I found the site on BP a few months ago and have been very pleased. Like you I don't have the enough units/properties to justify paying a minimum monthly fee. It's nice to know with TrueRent I won't be paying a monthly fee forever. They don't have tenant screening like you need but tech support say it's coming by the end of the year. It's worth a look especially since it's Free.
