Should I keep a living room in student housing (rent by room)?

Hi everyone, 

I am currently considering doing student housing or rent by room model. A question came up is about the living room. Some sources suggest to keep the living room. So people there have a place to relax. Other sources suggest not to keep the living room. It is a space to create conflicts and troubles. What is your view on this? Would it be better to keep the living room or not? Would no living room reduce the rentability of a place?
